EEC Industrial Land in Short Supply: Thailand Accelerates Opportunities for Data Centers & Clean Energy

Date:2026-01-07

Industrial land in EEC is scarce:BOI confirms large plots (>50 rai) are nearly gone, with 20+ investment projects delayed due to land constraints.

Strong government intervention to fast-track land expansion in EEC
BOI has established a dedicated task force together with the EEC Policy Committee, the Department of Town and Country Planning, and the Industrial Estate Authority of Thailand to:
  • Accelerate urban planning approvals
  • Remove legacy constraints such as obsolete public roads and drainage infrastructure
  • Push forward long-overdue land law reforms to unlock key industrial land parcels as soon as possible

Data centers & energy projects in focus:
BOI, together with the Ministry of Energy, is mapping regional power availability (“Power Map”) to guide site selection for data centers, renewable energy, storage, and smart grid projects.

High-certainty window for clean energy & smart grids:
  • Rising demand for industrial-park solar PV & storage
  • Smart grid & energy management systems becoming essential
  • Energy infrastructure now a core investment driver
